These terms govern the 501 First Rent website, account features, reservation requests, guest responsibilities, payment coordination, cancellations, and Florida lodging compliance statements.

Acceptance of terms

These Terms and Conditions govern your access to and use of the 501 First Rent website, booking account, reservation tools, support channels, and related services. By browsing the website, creating an account, selecting dates, requesting a reservation, making payment, or contacting 501 First Rent, you agree to these Terms.

If a separate written rental agreement, house rules document, booking confirmation, payment receipt, or host-approved written instruction applies to your stay, that document also forms part of the agreement. If there is a conflict, the more specific written booking or property rule controls for that subject unless prohibited by law.

Operator and nature of stay

The website is operated publicly as 501 First Rent for lodging information, account creation, availability review, reservation support, and guest service related to the 501 First stay experience in Miami, Florida.

The website does not create a landlord-tenant relationship, residential leasehold interest, ownership right, or right to occupy the property except for the confirmed transient stay dates and conditions accepted in writing. A reservation is a limited license for short-term guest occupancy, subject to these Terms, house rules, payment status, law, and building or property requirements.

Account eligibility and responsibility

You must be legally able to enter into contracts and provide accurate information when using account or booking features. The person creating the booking is responsible for the accuracy of guest information, communications, payment coordination, and compliance by all members of the travel party and visitors.

501 First Rent may refuse, suspend, cancel, or limit account or booking access if information is inaccurate, incomplete, fraudulent, unsafe, unlawful, abusive, or inconsistent with the intended lodging use.

  • You must keep account credentials secure and notify us promptly if you suspect unauthorized access.
  • You must provide current name, email, phone number, country, booking, and payment information.
  • You may not create accounts or reservations for fraudulent, speculative, resale, unauthorized commercial, illegal, or unsafe purposes.
  • Guests under the age required by applicable law or property rules must be accompanied by a responsible adult.

Booking flow and availability

Availability shown on the website is intended to help guests select dates, but availability can change due to pending holds, confirmed bookings, manual reservations, platform syncs, maintenance, emergency restrictions, building requirements, payment status, or technical delay.

Submitting dates through the website may create a pending reservation or temporary hold. A stay is not fully confirmed unless and until 501 First Rent confirms the booking and any required payment, verification, and operational requirements are satisfied.

  • Pending reservations may expire, be cancelled, or be released if payment or required follow-up is not completed.
  • 501 First Rent may correct obvious pricing, calendar, tax, fee, availability, or technical errors before or after a request is submitted.
  • If selected dates are unavailable, the sole remedy may be cancellation of the request, release of the hold, or written offer of alternative dates where available.

Prices, fees, and taxes

Prices may include nightly rates, cleaning fees, service fees, taxes, processor charges, platform charges, deposits, or other amounts shown during the booking process or in written confirmation. Amounts may be displayed before taxes or with taxes depending on the booking flow and processor configuration.

Short-term lodging and transient rental activity in Florida may be subject to applicable Florida sales tax, discretionary sales surtax, Miami-Dade Convention and Tourist taxes, local business tax requirements, and other lawful assessments. Where required, taxes and fees may be collected directly by 501 First Rent, a payment processor, an online travel platform, the host, or another legally responsible party.

Payments and payment processors

Payments may be processed by third-party payment processors, including Stripe. By making a payment, you also agree to any applicable payment processor terms, privacy notices, security checks, fraud reviews, dispute processes, refund processes, and card network rules.

501 First Rent does not store full card numbers or card security codes in the website database. Payment status in the website may depend on processor confirmation and webhook updates, so a payment may not appear immediately after checkout.

  • Failed, expired, disputed, reversed, suspicious, or incomplete payments may result in cancellation or non-confirmation of the reservation.
  • Guests are responsible for bank, card issuer, exchange-rate, chargeback, insufficient-funds, or processor fees charged by their own providers.
  • Do not submit payment information through email, SMS, WhatsApp, or other unencrypted messages unless specifically instructed through a secure payment flow.

Cancellations, changes, and refunds

Guest cancellations or reservation changes must be requested directly through 501 First Rent support by email, WhatsApp, or another written support channel. The website account view does not provide self-service cancellation for guests.

Refunds, credits, date changes, fee waivers, and exceptions must be confirmed in writing by 501 First Rent or the authorized host. Processor timing, card issuer timing, bank timing, and nonrefundable third-party fees may affect when or whether funds are returned.

  • Pending unpaid reservations may be cancelled or expired without refund because no completed payment has been received.
  • Paid reservations require written review before refund treatment is confirmed.
  • No-show, early departure, violation of house rules, removal from the property, chargeback abuse, unsafe conduct, or fraudulent information may reduce or eliminate refund eligibility to the fullest extent permitted by law.
  • If 501 First Rent cancels due to confirmed unavailability, safety, legal restriction, building issue, or operational impossibility, 501 First Rent will coordinate an appropriate remedy, which may include a refund of amounts actually received for the affected stay or an alternative-date offer where available.

Guest duties and property rules

Guests must comply with all house rules, building rules, safety instructions, posted notices, written host instructions, check-in and check-out requirements, occupancy limits, quiet hours, parking rules, amenity rules, and applicable law.

Florida public lodging rules may allow an operator to establish reasonable rules for the management of the establishment and guests. Guest compliance is required during the stay, and violations may result in fees, removal, cancellation, loss of access, or legal action where permitted.

  • Use the property only for lawful short-term lodging and personal guest occupancy.
  • Respect neighbors, building staff, common areas, amenities, parking, access devices, security systems, and property boundaries.
  • Do not host parties, events, commercial productions, unauthorized visitors, unlawful activity, nuisance activity, smoking where prohibited, tampering with safety devices, or conduct that threatens health, safety, property, or quiet enjoyment.
  • Report damage, maintenance issues, safety concerns, lost keys or access devices, and emergencies promptly.
  • Leave the property in reasonable condition and check out on time unless a late checkout is approved in writing.

Damage, fees, and liability

You are responsible for damage, excessive cleaning, missing items, unauthorized charges, fines, penalties, claims, costs, or losses caused by you, your travel party, invitees, pets if allowed, vehicles, or conduct connected to your reservation, except where prohibited by law.

501 First Rent may request reimbursement, charge authorized payment methods where permitted, pursue claims, submit documentation to processors or insurers, or take other lawful steps to recover losses. You should maintain appropriate travel, property, medical, and liability insurance for your own protection.

Service availability and limitations

The website, property details, photos, pricing, calendar data, descriptions, amenities, links, and support content are provided for lodging and booking use. 501 First Rent tries to keep information accurate, but details may change due to maintenance, building rules, weather, outages, renovations, replacement items, city or county requirements, or operational needs.

To the fullest extent permitted by law, 501 First Rent is not liable for indirect, incidental, consequential, special, punitive, exemplary, lost-profit, lost-opportunity, travel-interruption, or emotional-distress damages arising from website use, booking requests, third-party services, or stay-related disruptions. Some rights cannot be waived under law, and these Terms do not limit non-waivable consumer or statutory rights.

Third-party services

The website may rely on or link to third-party services, including Supabase, Stripe, WhatsApp, email providers, hosting providers, social media platforms, maps, calendar feeds, building services, cleaning or maintenance providers, and other operational partners.

501 First Rent is not responsible for third-party websites, apps, outages, terms, privacy practices, payment holds, message delivery, processor delays, platform policies, or external service decisions. Your use of third-party services may be governed by their own terms and privacy policies.

Florida, Miami, and Miami-Dade compliance

Short-term lodging operation may be subject to applicable Florida, City of Miami, Miami-Dade County, building, condominium, tax, occupancy, zoning, safety, public lodging, transient rental, and business licensing requirements. 501 First Rent intends to operate in compliance with applicable requirements, but this website does not publish unverified license, tax account, certificate, or permit numbers.

Guests must not use the property or website in a way that would cause a violation of applicable law, building rules, safety requirements, tax requirements, occupancy rules, licensing conditions, or public lodging obligations.

Privacy

Your use of the website and any information submitted through it is also governed by the 501 First Rent Privacy Policy. The Privacy Policy explains how personal information may be collected, used, shared, retained, and protected.

By using account, booking, payment, and support features, you acknowledge that information may be processed as described in the Privacy Policy and by relevant service providers.

Governing law and disputes

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules, except where another law is required to apply. To the extent permitted by law, disputes relating to the website, these Terms, or a reservation should first be raised with 501 First Rent in writing so the issue can be reviewed promptly.

If a dispute cannot be resolved informally, the parties may pursue available rights and remedies in the appropriate state or federal courts located in or serving Miami-Dade County, Florida, unless a different venue is required by applicable law or a separate written agreement.

Changes to these Terms

501 First Rent may update these Terms to reflect website changes, booking operations, payment flows, legal requirements, property rules, service provider changes, or business practices. The updated version will be posted on this page with a revised last updated date.

Continued use of the website after updated Terms are posted means you accept the updated Terms. Material booking-specific changes will not retroactively alter a confirmed reservation unless required by law, required for safety or compliance, or accepted in writing.
